The Cypress Creek pool is open May 25, 2024 through September 2 
and the following weekends September 7 - 8 and September 14 – 15 
from 10:00 AM to 8:00 PM.
 
The pool will be closed for the season after September 15, 2024.
 
 
Adult Pool Status as of 7/1/24
 
Fitness Center & Adult Pool Opening – The Developer has requested that Jim Parks, our HOA President, sign a Deed of Gift which means the HOA would have legal ownership of Phase VI of Cypress Creek.  DR Horton, Eagle and Ryan Homes are in Phase VI.
 
The Town of Smithfield has the streets, curbs, storm drains along the curbs, and street safety signs under their purview, and they are covered by a bond.  
 
The Fitness Center, pool, and 18 acres of common ground will be the responsibility of the HOA for maintenance and upkeep once the Deed of Gift is signed.  
 
The Board of Directors in coordination with our HOA Attorney, Sarah Palamara, and Association Manager, Gail Blecher, have requested that issues with the pool, fitness center, multiple storm drains located in the common areas and five walking paths be repaired/resolved by the Developer before the Gift of Deed is signed.  Also, an issue with the Special Use Permit for the RV Storage Lot needs to be resolved.  
 
If the Gift of Deed is signed without repairs/resolution of the items listed, it would cost the HOA thousands of dollars in our money.  The Board, the attorney, and the HOA Manager are working as urgently as possible to enable the signing of the Gift of Deed which will allow the opening of the Fitness Center and Adult Pool.  Updates will be provided as they continue to solve the issues.
